Tips For A Smooth Closing
"Hurry up and wait" seems to be the mortgage mantra these
days.  The markets have seen drastic turns from one extreme
to another.  But here's some tips to help you keep your sanity
in a confusing and patience-testing process.

1) Purchase on a 30-60 day escrow
That may seem a bit much for some but underwriters are
overwhelmed with immediate demands by an influx of
borrowers.  Many lenders are working with skeleton crews
after major layoffs.  While I can generally enjoy smooth
closings with the practice of submitting the most complete
packages possible, something can always  come up either
with the property, the appraisal, inspections etc.   
It's best  for everyone to assume the need for a longer escrow
period and celebrate if it can close earlier.

2) Refinancing
Again patience is required here.  Some banks are overwhelmed with ever changing, new
regulations and working with less people, that some have shut down their refinance
division all together, choosing to only concentrate on purchases.  3rd parties now
manage the appraisal process which can present a challenge within the process.  

3) Borrowers
It  cannot be stressed enough that once you have been pre-qualified, do not make any
substantial changes in your job, income or debt until the loan is closed.  Changing  jobs,
shopping for a car or financing a new car in the midst of a home purchase or refinance
can change your qualifying status drastically.  

It's a great time to by  with plenty of inventory on the market and excellent rates.
Please understand that when we submit your loan, I work quickly on my end to expedite
the process by providing complete files to the underwriters/lenders up front.  We have little
control over realtor's, title companies, appraisers etc., but you can be assured I work
closely with you to expeditiously facilitate a smooth closing.
